APPLICATION PROCESS & ONE-TIME FEES

The Jack believes in straightforward communication with every prospective resident. Below is an honest outline of the leasing process, required fees, and what you can expect from application to move-in.

How It Works

  • Complete the online application — a $75 one-time application fee starts the screening process

  • Your selected unit is reserved for the earlier of 3 days or until a screening decision is made

  • Upon approval of your application, a $500 refundable security deposit is due (you will receive an email from Rentable)

  • Security deposit is managed through Rentable — flexible payment options available

  • Once your security deposit has been paid, the leasing team will send our your lease for execution. The $250 administrative fee is due along with your initial pro-rated monthly rent prior to move in.

HOSPITALITY SERVICES FEE

WHAT'S INCLUDED — $125 PER MONTH.

The Jack charges one required monthly fee beyond base rent: the Hospitality Services Fee of $125/month. This is not a junk fee — it covers a bundle of services that would cost significantly more if purchased separately:

  • Fiber Internet — 1GB upload and download to every home (National WiFi)

  • Smart Home Technology — keyless entry and Wi-Fi thermostat in every unit (SmartRent)

  • Unlimited Coffee Service — premium Southern Grounds beans, served in the clubhouse

  • Valet Trash — 7 days per week, door-to-door

  • Pest Control — included

  • Bike Share Program — free resident use after sign-up

  • Luxer Package Room — 24/7 secure package access with refrigeration option

LL floor plan residents (Homes for Heroes) may opt out of select services for a one-time charge. Ask the leasing team for details.

HOMES FOR HEROES — LIVE LOCAL ACT

WORKFORCE HOUSING AT THE JACK.

The Jack proudly offers the Homes for Heroes Rental Housing Program — discounted rates on select 1-bedroom floor plans (designated LL) for income-qualified applicants, aligned with Florida's Live Local Act.

This program is open to everyone. You don't need to be an essential worker or first responder to qualify — the only requirement is an annual income at or below $86,160 for a single-occupant household. Same homes. Same amenities. Lower rent.

All applicants go through The Jack's standard screening process. Equal Housing Opportunity.

SITUATIONAL FEES

Optional & Conditional Fees

  • Pet Fee: $25/pet/month + one-time registration fee ($350 first pet, $200 each additional)

  • Garage Parking: $150/month per garage

  • Reserved Surface Parking: $65/month per space

  • Month-to-Month Holdover Fee: $400/month

  • Transfer Fee: $500 one-time upon move-out of initial unit

  • Late Fee: $150 per occurrence (charged on the 4th of the month)

  • NSF Fee: $75 per occurrence
